Signs Your Water Heater Needs Repair or Replacement
No Hot Water at All
If your water heater produces zero hot water, it could be a failed heating element (electric), a bad thermocouple or gas valve (gas), or a tripped breaker. We’ll diagnose the cause and get hot water running the same day when possible.

Running Out of Hot Water Quickly
If hot water runs out faster than it used to, sediment buildup at the bottom of the tank is often the cause. The buildup reduces the tank’s effective capacity and makes the unit work harder. A flush or element replacement may solve it.
Urgency: Schedule this week. This gets worse over time.
Rusty or Discolored Hot Water
Brown or rust-colored water from your hot side usually means the anode rod is spent and the tank is starting to corrode inside. If caught early, replacing the anode rod can extend the tank’s life. If the tank itself is rusting through, replacement is the better move.
Urgency: Call soon. Internal corrosion cannot be reversed.
Water Pooling Around the Base
A small puddle under the tank could be a leaking drain valve or a loose fitting. A larger or growing leak usually means the tank itself has cracked or corroded through. Either way, a leaking water heater needs attention before it causes water damage.

Popping, Rumbling, or Banging Sounds
Sediment hardens at the bottom of the tank over time, especially in areas with harder water. When the burner heats water trapped under that sediment, you get popping and rumbling sounds. A professional flush can quiet it down and improve efficiency.

What Water Heater Service Includes
Every water heater call starts the same way. We show up on time, protect your floors, and take a close look at the unit. We check the tank, connections, valves, venting (gas), elements or burner assembly, and the anode rod condition.
For repairs, we carry common parts on our trucks: thermocouples, heating elements, thermostats, gas valves, anode rods, drain valves, and expansion tanks. Most repairs are completed on the same visit. For replacements, we disconnect and remove the old unit, install the new one, and make sure everything is connected properly and up to code.
We also offer water heater maintenance: a full flush to clear sediment, anode rod inspection and replacement if needed, a safety check on the T&P relief valve, and a visual inspection of all connections. If your water quality is contributing to faster buildup, we may recommend a water filtration system to protect the new unit.

Should I repair or replace my water heater?
It depends on the age and condition. If your unit is under 8 years old and the repair is straightforward, fixing it usually makes sense. If it’s over 10 years old and needs a major repair, replacement is often the better investment.
How long does water heater replacement take?
A standard tank-to-tank swap takes 2 to 4 hours. If we need to update gas lines, venting, or plumbing connections, it may take a bit longer. We’ll give you a time estimate before we start.
What size water heater do I need?
A 40-gallon tank works for most 2 to 3-person households. A 50-gallon tank is better for families of 4 or more. We’ll help you choose the right size based on your daily hot water use.
